La Magnolia

La Magnolia is a unique and exquisitely restored and furnished south-west facing 18th century three bedroom, three bathroom stone home, comprised on two storey’s and ideally located only 4 kilometres from the popular Tuscan hilltop town of Cortona; with its busy piazzas, family-run trattoria’s, wine bars, art galleries, gelateria’s and within easy driving distances of many of Tuscany and Umbria’s famous historical cities, sites and world renowned vineyards.

The house at 2,025 sq sits on rich terraced land and gardens and has over fifty mature olive trees. There is a swimming pool with a large, wrap-around wooden deck with expansive views across the Val di Chiana towards Montepulciano and the UNESCO sites of Pienza, the Val d’Orcia and Monte Amiata, with Cortona to the right.

The house benefits from natural light thanks to various floor-to-ceiling glass doors and features a number of other noteworthy individual characteristics – Romanesque brick archways afford light and spacious open planning and the walls are finished with traditional calce, which absorbs natural light. The ceilings have exposed antique wooden beams and handmade terracotta tiles.

The ground floor comprises of a living room with wood burning stone fireplace, a large dining room and spacious modern kitchen, a double-bedroom (currently being used as a study) with an en-suite bathroom, a reading room which also benefits from floor to ceiling windowed glass arch door and stone flagstone floor and second wood burning fireplace.

The second floor can either be entered by traditional external stone-steps (easy access from outside) or an internal custom designed wood staircase and comprises of a large living/sitting room with a floor to ceiling door leading onto the landing of the external staircase. This area separates the large master-suite and spacious second guest bedroom, each with its own en-suite bathroom and storage area. The floors are traditional antique terracotta and the rooms enjoy uninterrupted panoramic views of the Tuscan countryside.

After owning the property for over twenty years, the current owners met award-winning restoration Architect and Interior Designer at a dinner party and subsequent to a site visit offered to enrich the property’s existing features and totally modernise the property and create a dream Tuscan home with all creature comforts and unique touches.

The Architect had previously restored and converted four Borghi (derelict Tuscan Hamlets with multiple homes) before he personally supervised the complete restoration of American author Frances Mayes’ home above Cortona, Casa Fonte delle Foglie. Mayes often cites Di Rosa, as being amongst the best in his field.

The Architect agreed to restore/refurbish La Magnolia as it had all the traditional architectural qualities (exposed wooden beams, antique terracotta tiled floors and ceilings and stone arches) of a genuine Tuscan stone farmhouse.

His meticulous efforts using only the highest quality materials and his team of experienced skilled craftsmen has allowed La Magnolia to maintain much of its original feel, atmosphere, and charm, but now benefits from all modern day comforts and conveniences. The Architect personally sourced many of the unique rural Tuscan antique pieces from local antique markets and his attention to detail, fixtures, and fittings is sublime.

The restoration took over 12 months to complete and addressed every detail of the property using authentic, historic materials for the interiors as well as a complete upgrade and modernization of all systems (electric, plumbing, security, septic, heating and A/C) and infrastructure (beams, flooring, drainage and damp-proofing, windows and security system, shutters and insulation).
