General details.
The property is early 18th century with the ruins of a mill from an earlier date. ( Details not known).
The present owners bought the house in 2006 and 30 years before, the main house and casina (guest annexe) had been restored by the previous owners.
Since 2006 , the 3 bathrooms have been renewed, 2 new kitchens installed and a 'state of the art' heating system installed. The swimming pool has been changed to salt water and covered by a telescopic , easy to open, roof.

Main House.

Hallway leading to stairs.
This is an excellent storage area with 2 large wardrobes for coats etc and a large bookcase.
Second floor and master bedroom and bathroom.
Leading from the top of the stairs can be found a large landing area used as a dressing room. There are double glass doors leading to the garden , which is terraced.
The master bedroom is enormous with 4 windows, all with beautiful views of the garden, surrounding countryside and the nearby hill town of Cortona. The ensuite bathroom is similarly large and it comprises a free standing cast iron bath, separate large shower, bidet and sink. The Casina ( little house) or guest annexe.
Like the main house, this is built on rising land and was obviously the outhouses for the main house in the past. It comprises 3 bedrooms, 2 bathrooms and a kitchen.
The lower level has an ensuite double bedroom.
The higher level has an entrance hall, 2 large double bedrooms with room for extra beds, a fully fitted kitchen cum living room with gas hob and oven and fridge- freezer, and large bathroom. The kitchen has double glass doors leading to the swimming pool area.
Heating Systems.
The central heating is 'state of the art' and controlled by computer.
It comprises an oil fired boiler and heat exchange system. The present owners use the heat exchange system to great effect in the summer when this system can be switched to provide cold air through fan coil radiators, which , incidentally, also blow out warm air in the winter. At the moment, this is only to be found in the master bedroom but it is a simple operation to change over the other cast iron radiators to the fan coil type where required. It is more economical to use the oil fired boiler in the winter but the heat exchange system is always there as a backup. .
Besides the above, the house has solar panels providing hot water and 24 photo voltaic panels which provide electricity for the national grid for which a remuneration is received.
As mentioned earlier, the main house has 2 super efficient wood burning stoves and the cast iron AGA which stays on in the colder months and provides amazing background heat as well as fantastic food !
The swimming pool.
The pool measures 12 metres by 5 metres, is salt water and is covered by a 3 piece telescopic, double skinned roof from Spain which runs on rails.
3 Garages.
One of the garages houses the pool workings, central heating sources and tools.
The other two are for cars/storage
The property boasts the ruins of a mill  Mill race and water containment pond thought to much older than the house. Apart from the historical interest , its presence would also allow a potential buyer to build another dwelling elsewhere on the property
